Kaii Realty Private Limited offers the following services:

• Real Estate Development: Residential and commercial project development across Tamil Nadu and select pan-India locations.
• Investment Opportunities: Fixed-return and profit-sharing real estate investment plans for eligible investors.
• Joint Venture Partnerships: Structured JV agreements with landowners, developers, and institutional partners.
• Property Advisory: Consultation and guidance on real estate acquisition, valuation, and portfolio strategy.
• NRI Investment Services: Dedicated support for Non-Resident Indians investing in Indian real estate under applicable FEMA regulations.

We reserve the right to modify, suspend, or discontinue any service at any time without prior notice, though we will endeavour to communicate material changes to existing clients.

3. Eligibility

To engage with our investment or joint venture services, you must:

• Be at least 18 years of age and legally competent to enter into contracts under Indian law.
• Be a resident Indian citizen, or a Non-Resident Indian (NRI) / Person of Indian Origin (PIO) compliant with FEMA guidelines.
• Have completed the KYC (Know Your Customer) verification process as required by applicable laws.
• Not be subject to any legal or regulatory prohibition on investing in Indian real estate.

The Company reserves the right to reject any application or request at its sole discretion without assigning reasons.

4. Investment Terms

All investment offerings by Kaii Realty are subject to the following conditions:

• Not Securities: Investment opportunities offered by us are structured real estate arrangements and are not securities, mutual funds, or regulated financial instruments. They are not governed by SEBI regulations.
• Returns Not Guaranteed: Any projected Internal Rate of Return (IRR), yield, or profit-sharing ratio mentioned in our materials is indicative and based on historical performance and market estimates. Actual returns may vary.
• Lock-in Periods: Investment plans carry lock-in periods as specified in individual agreements. Early exit may be subject to exit charges or forfeiture of accrued returns.
• Documentation: All investments must be formalised through signed agreements, duly stamped and executed, prior to any fund transfer.
• Minimum Investment: Minimum investment thresholds apply per plan. Please refer to our Pricing page or speak with our team for current minimums.
• Tax Liability: Investors are solely responsible for all tax liabilities arising from their investment returns, including but not limited to income tax and capital gains tax.

Investment decisions should be made after independent due diligence. We recommend consulting a qualified financial advisor before committing funds.

5. Joint Venture Partnerships

Joint venture arrangements entered into with Kaii Realty are governed by separate, detailed JV agreements signed between the parties. These Terms apply in addition to the specific JV agreement, and in case of conflict, the JV agreement shall prevail.

Key principles governing all JV partnerships:

• All land titles, encumbrance certificates, and ownership documents must be verified and clear prior to JV commencement.
• Revenue sharing ratios and project timelines are as agreed in the signed JV agreement.
• Either party may exit the JV under the conditions and penalties specified in the agreement.
• Kaii Realty retains the right to act as the development manager and make project-level decisions within the agreed scope.

6. Website Use

Our website is provided for informational purposes. By using it, you agree to:

• Not use automated bots, scrapers, or crawlers to extract content or data.
• Not attempt to gain unauthorised access to any server, database, or backend system.
• Not submit false, misleading, or fraudulent information through any form or enquiry.

Before initiating formal legal proceedings, both parties agree to attempt resolution through good-faith negotiation for a period of 30 days. If unresolved, disputes may be referred to arbitration under the Arbitration and Conciliation Act, 1996, with a sole arbitrator mutually appointed by the parties.

13. Amendments

Kaii Realty reserves the right to update or modify these Terms at any time. Changes will be effective upon posting the revised Terms on this page, with an updated "Last Updated" date. Continued use of our website or services after such changes constitutes your acceptance of the revised Terms.

For material changes affecting ongoing investment or JV agreements, we will notify relevant parties via registered email at least 15 days in advance.
